With how high the taxes are in this “prestigious” area, and how much this project has cost the homeowners, this entire railing should be milled out of a block of magnesium.

See you posted all of those things, but I’m confused why that center railing section is even there until you get to the stair case. It seems like it serves no purpose except getting in the way. That striped walkway would be a lot more useful if it wasn’t bisected by a stupid railing.

Despite working with builders and craftsman in various capacities for the past 7 years or so.... I can think of only one painter (retired), one tile guy (old boss), and one general contractor that I would be comfortable recommending to anyone. Seven years, hundreds of companies, and I have a list... Of three people.

Ages ago, I was involved with a fairly expensive deck railing project for a single family home. White painted aluminum system with frosted glass. I was in charge of measuring and producing a crudely drawn plan view for the layout and post positions, and final glass sizes. A month later, the project manager calls me, “Heyyyyyy do you think you could look at these posts for me and tell me if it’s alright? I think one is a liiiiiittle off.” You didn’t even need a level or laser. You could see it from a mile away. One post — these are 32" tall mind you — was 3/8" out of plumb, the next was 1/4" in the opposite direction. When you looked down the longest length of the system (21'), the caps were about as straight as Elton John. There some many inexplicable shims... Why would they shim them to be out of plumb? I told the guy we would fix it and we did. Also, if you MUST shim, use outdoor silicone/caulking at the base so it doesn't look like ass.

Cutting labor increases profit margins and buyers/owners are complicit in the practice. Ever had a lady scream in your face because a product was $200 more expensive than she wanted to pay in a 2 million dollar home? I sure have.

That is my theory, yes, because nothing makes sense. Sometimes my job was fun like that. It was almost like detective work. Stuff going wrong happen, b ut it’s the WHY that got to me.

Eh, it’s systemic. It has been going on since well before this market was ever hot. It’s this boomtown mentality that nothing matters because you’ll be leaving for somewhere else in a few years anyway. Most people seem to be transient here.
